Are you considering starting your own company from scratch? Are you looking to start a business empire literally from the ground-up? find out more?

If you answered yes, then you’re discussing commercial building construction. This is more than simply hiring builders and meeting architects. You must go through each step meticulously to ensure the building meets your needs, is up to code and law, is safe, and that it is functional.

The following article is far from being a comprehensive guide. However, it will provide you with a general understanding of how commercial construction projects are structured. Let’s get started.

1. The planning and design stage

The planning & designing stages are the most crucial and expensive.

You will plan the entire construction of your building and everything else related to your company. The first step is to do research and identify a site for the project. Once you have chosen a few locations, it is important to run a number of tests to ensure that the project is safe and meets code. This includes:

Commercial energy efficient tests

Budget adjustment and follow-up for rent/purchase/project cost

Environmental Hazard Testing

Soil testing

Etc.

After you’ve completed all the tests you need, you can either buy or rent your property. You will need to ensure everything is up-to-code, that the permits are in place, that the licenses and insurances are correct, etc.

If you are unsure how to proceed, it is best to hire a company with experience in this process.

In this phase you should also interview and hire both a contractor and an architect. You should hire local contractors because they will know the rules and regulations of your city, county, state or country. When working on a building project in MA it’s best to hire a Massachusetts electric contractor as well as a Boston architectural firm, etc.

Be sure to ask the designers for detailed schematics that include materials, prices, textures, colors and any other details. This will improve the efficiency of the construction stage, ensure that you stay within your budget and receive approval for the project more quickly. This includes true “design”, (the look, feel, and function of the space), as well electrical wiring and beams, alarm system, water and power.

2. The stage of procurement

When you’re ready to build, gather all the materials and make sure that the designs are complete. It’s important to shop around for the best deals and materials.

Your contractor and architect may have connections with vendors or subcontractors. It’s not just the materials that you will need, but all the necessary equipment, workers and labor.

Keep all your paperwork in order. This includes invoices, purchase orders and other documents.

3. Building Stage

Now is the time to build. The following are the basic stages of almost all projects:

Foundation

Electrical

Water/Plumbing

It is important to have these things inspected and approved prior to moving on with the construction. To ensure that the code and safety regulations are met, you may need to pass several inspections. You will not be able continue the project if there are any issues.

As construction continues to progress, you should ensure that your general timeline and overall budget are on track. Meeting with your architect and contractor regularly is a good way to keep track of progress and fix any problems.

4. Post-Construction

Before you can open your business, you will need to have a building inspection done. After commercial building construction you may need a business permit. Be sure to follow all the steps.

Your city and state will have different requirements for post-construction. Be sure to understand what is required. Most states demand a Certificate of Occupancy from their contractors, along with a final release of liens.

In order to avoid fines, make sure you have paid for all equipment, material and labor.
